Greek island property: Antiparos outpaces Mykonos

Prices for homes on Greek islands rose in the second quarter of 2026, with Crete recording the strongest annual increase among the main island markets, while significant gains were also seen in individual destinations across the Dodecanese and Cyclades.

According to data from Spitogatos and Spitogatos Insights, the average asking price in the Aegean islands stood at 2,941 euros per square meter, up 5.9% from the same quarter in 2025.

In the Ionian islands, the average reached 2,531 euros per sq.m., also up 5.9%, while in Crete it stood at 2,250 euros per sq.m., marking a 6.9% increase.

Crete sees 50% five-year price surge

Over the five years from the second quarter of 2021 to the same period in 2026, asking prices in Crete have risen by 50%.

Price trends across the Cyclades varied significantly from island to island. Mykonos, Folegandros, Santorini, Sikinos and Andros recorded modest annual declines of between 1% and 6%, while Naxos remained relatively stable.

By contrast, Amorgos and Antiparos were among the destinations recording the sharpest increases.

Antiparos moved higher than Mykonos in terms of asking prices, reaching 7,600 euros per sq.m., compared with 7,059 euros in Mykonos and 5,263 euros in Paros.

The development comes on an island with a significantly smaller supply of homes for sale. Of the 149 apartments available in Antiparos in the second quarter, 104 were newly built.

Paxos stands out in Ionian islands

Prices rose on most of the Ionian islands, with Kythira the only exception. The largest annual increases were recorded in Paxos and Kefalonia.

Paxos ranked as the most expensive market in the region, at 3,846 euros per sq.m., followed by Lefkada at 3,302 euros and Kefalonia at 2,531 euros.

Price movements were more moderate in the Sporades. Skiathos remained the most expensive, at 3,521 euros per sq.m., followed by Alonnisos at 2,667 euros, Skyros at 2,402 euros and Skopelos at 2,154 euros.

Chania leads Crete market

In Crete, Chania retained the top spot at 3,102 euros per sq.m., followed by Rethymno at 2,202 euros, Heraklion at 2,200 euros and Lasithi at 1,944 euros.

Annual increases were recorded across all the North Aegean islands. Ikaria ranked highest at 1,846 euros per sq.m., followed by Chios at 1,533 euros, Lesvos at 1,136 euros and Samos at 1,059 euros.

Patmos most expensive in Dodecanese

In the Dodecanese, Leros and Kalymnos stood out. Annual price growth exceeded 30% in Leros, while it approached 20% in Kalymnos.

Patmos remained the most expensive destination in the island group, at 5,000 euros per sq.m., ahead of Astypalaia at 4,000 euros and Kalymnos at 2,759 euros.

Foreign demand

As for overseas demand, the United States ranked first, followed by the United Kingdom, Germany, the Netherlands and France.

Interest was focused primarily on the Cyclades and Dodecanese, followed by Chania, Corfu and Heraklion.

The Cyclades also attracted the strongest interest, followed by Heraklion, the Saronic Gulf islands, Chania and the Dodecanese.
